The property has one half mile of frontage along the east side of Louisiana Highway 169. Highway 169 is a two lane asphalt road State maintained roadway in good condition. The property has historically been in an agricultural/forestry and recreational use. There are no petroleum activities on the tract.
Timber has been professionally managed. Currently, there is a 29 year old Pine Plantation stand of 82 acres last thinned in 2015. Approximately 211 acres was clear cut in 2015 and replanted. This stand of 3 to 4 year old pine plantation appears to have excellent survival and growth. Lastly, there is some 29 acres in hardwood along a streamside management zone (SMZ). The soil index and fertility for tree growth is excellent with most of the acreage in the 86 to 95 index classes. The area topographic maps indicate an overall elevation change of some 50 feet and the creek beds appear to offer excellent potential for several large ponds.
